      The purpose of this study is to investigate the characteristics of spatial structural change along with urban growth, the method to measure "sprawl-compactness" level of urban was applied to the analysis. The data used in analysis were population, land price and building floor area by land use and the analysis was performed for the data of 1998~2008, during 10 years for time series analysis. The method of research is as follow; The movement of mean center, standard distance and Moran"s index measures for clustered degree. The results of this study are as follow, urban spatial structure of Seoul was a little bit different in the variable but it showed nearly "dispersed pattern" and based on the result of study, compared Sub-Regional Plan on the Urban Comprehensive Plan with urban plans for each Sub regions suggested alternatives. 홍남희, 이명훈 국토계획

      The purpose of this study is to analyze the difference of commercial land use on strips along commuting direction of some main arterial roads. Previous studies discuss that homeward-bound strips would be more commercialized and profitable by homeward-bound traffic in commercial land use on strips along some main arterial roads. However, few empirical studies for this subject have been conducted. In this regard, this study did analyze whether homward-bound strips are more commercialized than work-direction strips. On the basis of building data, this study were able to compare and analyze each of areas. The results of this study are shown as below. First, commercial intensity of homeward-bound strips is more intensive than work-direction strips. Second, the retail shops, restaurants and offices are more located in homeward-bound strips than any other business. 이진택, 김흥순, 정다운 국토계획

      The aim of this study is to identify the effects of spatial features - population density, land-use mix, and location - of neighborhood(EupㆍMyeonㆍDong) on household food, housing, and travel energy uses. We analyzed the results of Ecological Footprint (EF) survey which measured consumption patterns of 1,928 households in Gyeonggi-do (the region surrounding the capital, Seoul, Korea) in 2008. We also described the model examining the spatial-energy relationship by path analysis, incorporating spatial features such as density, land-use mix, and location. From the results of the path analysis, interesting relationships between spatial features and three components (food, housing and travel) of household EF were revealed: 1) more mixed land use showed increases in food EF; 2) high density is related with decreases in housing and travel EF, while food EF increased; and 3) increases in distance from the city center are associated with decreases in travel EF. The relationships provide empirical evidence for sustainable planning strategies having an effect on each energy consumption category of households. 한순금, 김태현, 김홍규 국토계획

      The purpose of this study is to analyze the effect of land use type on the urban temperature and to provide a predictive model for temperature with land use type in Changwon, Gyeongsangnom-do. The urban temperature was obtained from Landsat 5 TM and land use type was classified from land use map supplied by Chagwon. According to the results of average of temperature by land use type, industrial area was the highest temperature as 22.08℃, but green area was the lowest temperature as 19.22℃. Artificial neural network analysis is considered three control factors composed with hidden-layer, hidden-node, activation function. The results are showed that the best neural network model is composed with 2 hidden-layer, 16-20 hidden-node, hyperbolic tandent function. The network model can be explained 84.7% to urban temperature. Land use was set independent variable, while the urban air temperature was set dependent variable. Then, the multiple linear regression analysis was conducted and showed that 7 factor have influence on the temperature except in agricultural area. As a result of comparing the result of neural network model and regression model, the best model was showed that urban air temperature was influenced by green area, industrial area, business area. Especially, green area and industrial area have high influence in the temperature. In conclusion, the results of this study will be used as foundational data for land use planning to improve on urban thermal environment. 박경훈, 이슬기, 정성관, 이우성 국토계획

      As an effort to improve the residence stability of original residents living in land development projects districts, this research seeks to investigate the determinants of which forces may influence on original residents" resettlement after the completion of development projects by considering the primary characteristics, actual habitation, and resettlement plan of those residents. As a way of preliminary investigation, the researchers conducted surveys and interviews with them who formerly resided in Sejong development district. For increasing the effectiveness of the survey, twenty members of the community association for livelihood in the district were asked to participate in the survey. Taking account of the fact that more than half of the original residents in the district have been moved out to other areas, interviewees were classified into two groups, one currently living in the district and the other moving out. With this classification, this paper analyzes the commonality and differences between those two groups. Based upon the results of the survey, the paper analyzes the correlation between whether or not the interviewees have resettlement plans and twenty two residents" characteristics and finds the factors influencing on resettlement. In conclusion, five factors out of twenty two do not have a considerable effect on resettlement and one is not statistically significant. Additionally, after reclassifying the significant factors into demographic, social, economic, living and other factors, the paper analyzes correlations between those factors and resettlement and discovers the determinants of resettlement. 윤정란, 정대운 국토계획

      Anas and Rhee (2006)["Curbing Excess Sprawl with Congestion Tolls and Urban Boundaries," Regional Science and Urban Economics, 36: 510-541] claim that the urban growth boundary (UGB) reduces welfare no matter how small it may be. They set the opportunity cost of land to zero, and consequently they ignored the opportunity cost of land saved by the UGB. Because of this omission, their evaluation of the UGB"s welfare impact was biased downward. I present a method of how we may reflect the land cost in the computable general equilibrium model and show that the UGB may not be absolutely harmful when the opportunity cost of land is duly considered. When the land cost is considered, negative welfare impacts of the UGB are cut by 60% of their original estimation. Even in this case, however, the overall conclusion is that the UGB is still very ineffective as a policy instrument cubing the excess sprawl. 이혁주 국토계획

      Large-scale regeneration projects such as housing redevelopment projects, housing reconstruction projects, and New-Town projects have been conducted actively in Seoul. However, those projects have caused many problems by supplying a monolithic apartment through whole clearance method. This paper aims at providing policy implications for the diversity of housing types through the cost-benefit analysis of property owners by the types of housing reconstruction in developed areas. The results show that the property owner’s effects of individual housing rebuilding are larger than housing reconstruction project, but property owners are likely to choose housing reconstruction projects. Because it is difficult for them to raise the initial cost for individual housing rebuilding projects. This Finding is important in that low- income property owners prefer housing reconstruction projects to individual housing rebuilding projects in order to gain higher effects with a low initial cost. Therefore, it is necessary for a public based support system to access low-interest loans and the standard relaxation of loan conditions on individual housing rebuilding for promoting the diversity of housing types through increasing individual housing rebuilding projects in Seoul. 성수연, 남진 국토계획

      The purpose of this study is to analyze the change of land use in Youngmun subway influencing area in Daejeon. The times of analysis are the year 2003(previous time of the subway opening) and the year 2009(after time of the subway opening). This study is based on the building register. The results are summarized as follows.
      First, the building uses such as residence(33.1%), retail & service(28.0%), automobile(9.9%) and business(8.2%) were major use in the subway influencing area in 2009. Comparing the area of building use of the year 2003 with that of the year 2009, it was shown that the increase of residential use was the highest as 48.1%, that of culture & religion use was 13.0% and that of retail & service was 12.7%. Secondly, the change of area between building uses was analyzed. Analysis showed that retail & service use had a majority of Hie change of area. In addition, it was observed that the business use and residential use were replaced with medical use and education & research & welfare use. And finally, to draw the change pattern(c1assification) in building use, a statistical analysis method, MDS(Multidimensional Scaling) was performed. There were close connections between ‘residential use and retail & service use’, ‘culture use, education use and recreation use’ and among ‘athletics use, lodging use and medical use’ in the respect of the change of building use.
