      Shopping and leisure activities of the residents have gained attention due to the change of life styles with the increase of income level, spread of personal mobiles as well as longer holidays. Academic researches on consumers’ shopping behavior in the mixed land use condition are rare. Previous studies have primarily focused on such big retailers as department stores and discount stores. The purpose of this study is to examine the influence of land use characteristics in neighborhood on the residents’ choices of shopping and/or leisure facility, assuming that the consumers’ behavior is affected not only by the location and physical characters of the commercial facilities but also by the attributes of the residential community including mixed land use index and the size of such facilities. The 1,600 responses from the survey throughout Seoul are geo-coded to link neighborhood land use data. We have the evidence that RNR (Residential and Non-Residential balance) index, a proxy to measure the extent of mixed use development, as well as the sizes of shopping and leisure facilities influences consumers’ choice for shopping sites. The more neighborhood shopping and/or leisure facilities are provided, the more residents use them in the area rather than hunt in outer shopping spots. 최창규, 박강민 국토계획

  • 2013년 8월 대형할인점 선택에 있어 거주자 및 근린 토지이용의 특성이 미치는 영향에 관한 실증 연구 Large-scale discount stores have been growing rapidly and raise the issues which the big stores have negatively affected to the conditions of commercial stores in surrounding neighborhoods. The purpose of this study is to examine the influence of land use characters of consumer on choice of large-scale discount stores through choice model for large-scale discount stores and neighborhoods commercial facilities. Beside, confirm a hypothesis that choice of neighborhoods commercial facilities increased, if surrounding mixed land-use index of consumer is high, trip length is decreasing. This study derived variables about users' demographic and household characteristics of 1,245 residents from the survey. And land use, accessibility of transportation facilities and the nearest large discount stores characteristics by link respondent's residence location data are calculated independent variables. The analysis method of this study is choice probability analysis on choice·non-choice of large-scale discount stores by logistic regression. Finally, this study has found that land-use characteristics are important variable on choice of large-scale discount stores.   • 2016년 10월 주중여가통행에 영향을 미치는 개인 및 출발지 근린환경 특성 분석 The purpose of this study to examine the relationship between leisure trip on weekday and the personal characteristics and neighborhood built environment in Seoul. We analyzed the characteristics of the weekday leisure trip, and identified the difference of characteristics with the trip origin being classified into home and office. This study used [2010 household travel diary survey in the Seoul metropolitan Area]. The results of this study are summarized as follows. First, The average travel time for leisure trip was around 30 minutes, and leisure trip distance was average 3.5㎞. Second, the leisure trip distance from a office was longer than that from home. But, travel time for leisure trip from a office was shorter than that from home. While the rate of using a car and railroad from a office was higher, the rate of walking and using a bus from home was higher. Third, factors influencing weekday leisure trip included availability of a car, type of house, income, land use mix, type of trip origin, travel mode choice, and accessibility. Fourth, there was a difference between factors influencing leisure travel from a office and home. There were more factors influencing the travel departing from residence than those from a office. This study suggests that, weekday leisure travel in Seoul, there was a significant relationship between the leisure travel time and distance according to urban physical environments. 박성호, 임하나, 최창규 국토계획

  • 2016년 12월 서울시 토지이용 혼합유형과 보행량의 연관성 실증분석 This study examines the relationship between land use mix and pedestrian volume using the 2009 Pedestrian Activity Survey in Seoul, Korea. Focusing on the various types of land use mix, this study identifies the most influential combinations of land use mix that have significant associations with higher pedestrian volume. The results are as follows. First, pedestrian volume is more likely to be higher in the commercial areas including sales facilities or traditional market facilities rather than residential areas. Second, if all things are equal, the total floor areas of neighborhood-level commercial facilities are positively associated with pedestrian volume. The total floor areas of office facilities also show a positive association with pedestrian volume. Third, this study identifies the combination of residential use with neighborhood-level commercial facilities, retail facilities, offices, and other facilities as the strongest land use mix that is associated with higher pedestrian volume. However, retail facilities such as big-box stores and department stores do not show a positive association with pedestrian volume. We assume that these facilities are more likely to be associated with cars rather than walking. This study contributes to public policies that tend to promote walking activities with mixed land use strategies in the mega-cities.
