      The primary objective of this paper is to survey land-use patterns of small towns and to analyze their urban spatial characteristics. This study is based on land-use data of two decades(1985, 1995, 2005), and includes surveys of various types of urban activities in 39 small town centers. In the main analysis of this paper, small town centers are divided into some areas, based upon their location and accessibility. The research results determined that there are changing characteristics of land uses in small town centers, and that each facility in the center areas tend to have a particular location. Based on the results of this study, this paper suggests the creation of new plans that focus on the development small towns more efficiently, and higlights the need for more effective Land-use policies. 지남석, 여홍구 국토계획

  • 2008년 11월 소도읍 중심부의 토지이용 변화 특성 분석   After the establishment of municipalities, public interest in small towns has increased, particularly as they can serve as important areas of focus for national policies on balanced development. The primary objective of this research is to survey the transition of land-use patterns of 39 small town centers and to analyze their spatial characteristics. The aim of this research is to examine urban spatial structures, land-use change, the location of urban facilities of small town centers, and to analyze of the characteristics of their transitions.
      This research is based upon land-use data in years 1985, 1995, and 2005, and includes surveys of various types of urban activities in small town centers. To initiate an effective study and suggest subsequent policies for small towns, it is necessary to analyze and discuss substantive issues based on specific conditions of these small towns. Therefore, in the main analysis of this study, urban economic facilities are classified into 14 facilities based on the Standard Industrial Classification. Next, the 39 small towns are divided into sets according to urban rank, their location, and the population size. Then, each small town center is divided into specific areas based upon their location and accessibility. Finally, distinctions of the divided towns are analyzed using aspects of urban organizations including populations, activities, and facilities/land. In doing so, an explanation of how land-use distribution patterns of small town centers changed over time is rendered.
      The main results from this study are as follows: First, small town centers were found to have consisted of commercial and service facilities such as those for wholesale and retail, and accommodations and food service, respectively. Official land use (for financial and insurance activities) tended to be centered more in larger towns, but commercial and service facilities were scattered. Second, land-use of small town centers rapidly transformed to provide multi-level functions. Official land use and accommodations tended to be located more on upper floors while commercial and service facilities were found to be located on first floors. Third, each facility in the central areas tended to have a particular location; for example, wholesale and retail activities were found to be around the main street in small town centers, while accommodations and food service activities tended to be around other areas, and the location of residences moved to outer areas. Fourth, a difference was found between some small town types, according to population, land cost, and urban facilities, based upon the urban rank, the location, and the population size. This means the location of a small town has considerable influence on its population size and change, and that there is a hierachy of the size of land cost and urban facilities according to the urban rank and population of small towns.
      Based on the results of this study, this research suggests the creation of a new plan that focuses on more efficient development of small towns, and highlights the need for more effective land-use policies. Also important is the creation of planning programs that reflect the given conditions of each small town. Finally, these results can be useful in the planning of small towns in the future.

      The purpose of this study is to analyze the change of land use in Youngmun subway influencing area in Daejeon. The times of analysis are the year 2003(previous time of the subway opening) and the year 2009(after time of the subway opening). This study is based on the building register. The results are summarized as follows.
      First, the building uses such as residence(33.1%), retail & service(28.0%), automobile(9.9%) and business(8.2%) were major use in the subway influencing area in 2009. Comparing the area of building use of the year 2003 with that of the year 2009, it was shown that the increase of residential use was the highest as 48.1%, that of culture & religion use was 13.0% and that of retail & service was 12.7%. Secondly, the change of area between building uses was analyzed. Analysis showed that retail & service use had a majority of Hie change of area. In addition, it was observed that the business use and residential use were replaced with medical use and education & research & welfare use. And finally, to draw the change pattern(c1assification) in building use, a statistical analysis method, MDS(Multidimensional Scaling) was performed. There were close connections between ‘residential use and retail & service use’, ‘culture use, education use and recreation use’ and among ‘athletics use, lodging use and medical use’ in the respect of the change of building use.

      The purpose of this study is to analyze the characteristics of the distribution and change of building uses at the aspect of distance in subway adjacent area in Daejeon metropolitan. To carry out this research, Youngmun subway station was selected, the subway adjacent area was fixed as a 500 meter radius from the subway station and analyse was based on the data of the year 2003(before the subway opening) and 2009(after the subway opening). The major findings of this study are summarized as follows. First, business use had a high occupation ratio at the inner part of the subway adjacent area, while residence use dominated at the outer side of that area. Retail & service use showed a similar occupation ratio regardless of distance from the subway station. Secondly, after the cross-tabulation analysis, it was derived that there were differences in the building uses and in uses of new constructed buildings at the aspect of distance in the subway adjacent area. Thirdly, the concentrativeness analysis showed that automobile relation use had the most intensive pattern, whereas service use revealed the most equal pattern. In addition, all this analysis showed that the changes of building uses actively were appeared within 200 meter radius of the subway station.
