      The purpose of this study is to find out the characteristics of changes in plot systems and land uses systems on newly developed sites. The study area is the designated site as commercial area around Nambu Readjustment District in Iksan. I can suggest the following findings : firstly, The changes of plot systems are actively shown mainly in the early development years centering around the plot division ; secondly, The development of the field for general living, accommodational, entertaining uses took place during the earliest stage -- 1992, 1993, 1994 (First Use) ; thirdly, The newly developmental avenue was promoted for retails, restaurant business, official uses during the next two years -- 1995, 1996, (Second Use) ; fourthly, The Residential and educational uses of the district are making up to other land use system. (Third Use) ; fifthly, The transformation of uses are more rate of within the same uses than change of each others. 유기용, 이양재 국토계획

      This empirical study"s purpose is to analyze the characteristics of the formative process of development and land use patterns in the surrounding areas of Daehak-ro of both the Wonkwang university and Jeonbuk university, and to find out the similarities and differences between the two case study areas. The major findings of this study are as follows: First, the land readjustment projects served as direct momentum for development in both study areas although the projects were begun at different periods. Also, while the case study of Wonkwang univ. shows a linear development pattern, the case study of Jeonbuk univ. shows an area development pattern; Second, it appears that there are four main uses in progress for the two areas living, amusement and leisure, sports and recreation, and food sales. These are the main four uses out the twelve possible uses for the areas. This is the same result in both study areas. However, it appears that there is a small difference in the ranking of these four major uses between the two case study areas as the use for living space, for example, is ranked first in the case of Wonkwang univ. and the use for amusement and leisure is ranked first in the case of Jeonbuk univ.; Third, in both of the two case study areas the ratio of total gross floor area used for living space shows a steady decrease, while the ratio of total gross area used for amusement and leisure shows a steady increase; Fourth, while the study shows similarities in land use patterns of the front part of Daehak-ro, between the two case study areas, it shows many differences in land use patterns of the inner street part of Daehak-ro. 유기룡, 이양재 국토계획

      The purpose of this study was to analyze demonstratively the influence of the introduction of a large discount store on the land use of the surrounding areas. The case areas of this study are Jeonju and Namwon to compare the similarities and the differences between the two regions. In case of Jeonju, a discount store is located in a new urban district. In case of Namwon a discount store is located in an existing urban area. The content of analysis of each case study region is composed of three parts: the total characteristics of changes in region, characteristics of changes in districts of region(street district and inside district), and the characteristics of changes in floors of region. The followings are the summary of the results of this study. Firstly, one of the total characteristics of changes in land use of the case study regions is that the areal importance decreased in four uses for general commerce, financial or general business, housing, and housing service compared to the one before the location of a discount store in both case study regions. Secondly, the characteristics of changes in land use of the street district are that the areal importance for the uses of general commerce and financial or general business in both case study regions marked the highest before the location, but the importance tremendously decreased after the location. Thirdly, the similarity between the two case study regions in the characteristics of changes in land use of the inside district except for the street district is that both districts did not show much change in their uses. 정승헌, 이양재 국토계획

      This study purposes to analyze the national land use system and prefectural land use coordination system(Kanagawa Prefecture) and analyzed the land use coordination system of overlapped 5-regions according to the land use master plan. Main findings in this study are as follows; First, national land use plans of national level are based on the National Land Use Planning Act. The plans is settled for an atmosphere of mutual coordination at the three levels: national, prefectural, and municipal government. Moreover, it promotes appropriate and reasonable land use based on the high rank plan, individual laws or regulations. Second, the key of the land use plan is the maintenance of land use at the prefectural level and the establishment of basic direction by land use master plan. In particular, land use master plan offers forward the priorities and directions of land use to the overlapped 5-regions. Finally, land use master plan has been charged for the main functions to the land use control system And the prefectural government established efficient land use master plan by their own ordinances and guidelines. Therefore, national government should present the guidelines of land use and local government should complete the implementation plan of specific land use by ordinance and guidelines.
