      It is often necessary to accurately predict the price of land value. One of prediction methods of land value is to use data on the characteristics of land to estimate a hedonic regression, using ordinary least squares(OLS). The purpose of this article is to compare ordinary least squares to spatial autoregressive regression(SAR) in a hedonic regression model and to examine that market segmentation has an effect on estimation of land value. The paper concludes that SAR, incorporating spatial dependency, such as spatial autocorrelation and spatial heteroscedasticity, is to provide more realistic inference, better prediction, and more efficient parameter estimation than OLS, ignoring contextual nature in urban space. especially, expansion method, considering segmented market, mitigates spatial dependence and describes effects of characteristics of land in detail. 이성호, 서경천 국토계획

      The purpose of this study is to certify the relations between the QOL factors of 6 metropolitan cities and their land use. The pooled time-series data combining time-series data(1979~1998) with cross-sectional data(6 metropolitan cities) is used for this study. The multiple regression analysis is employed for the exploration of their empirical correlates. As the major findings for this study, it was found that the financial factor among QOL were likely to positively contribute to residential use, but the economic factor had negative correlates against the residential use. Both educational/cultural factor and welfare/medical factor were likely to negatively contribute to the industrial use as well as the commercial use of the land use. The financial factor and the economic factor were found to be positively associated with the industrial use, while they were found to be negatively associated with the green use. 이성호, 최열, 김지현 국토계획

      Since 1970s, middle to small size cities in South Korea have been rapidly urbanized with the process of industrialization. But old urban areas in those cities are deteriorating as the population does not grow any more because of low birth rates and the expansion of new town attracts a large number of residents. Therefore, we need to reexamine the Land Readjustment Project, Land Development Project, and Urban Development Project which have been main policies for housing supply in South Korea. For this purpose, this paper studies the case of Jeju city. In Jeju city, Urban Development Project and Land Development Project are currently being carried out. Local government is undertaking Urban Development Project, and this project appropriately reflects local conditions. To make the project successful, therefore, 1) local government should secure more lands through Cubic Change of Land method to supply more public spaces, and 2) the project should use mixing method to supply more public housing and public spaces. Until now, Land Development Project in Jeju city has not reflected the unique local conditions enough. Therefore, new lands for housing should be supplied through Urban Development Project. If the Land Development Projects carried out by the Korea National Housing Corporation and Korea Land Corporation focus on old urban development, which are hard for local government to undertake, their roles will be well coordinated, complementing each other. 이성호, 신중진 국토계획
