The purpose of this study is to analyze the relationship between dwellers benefits and public subsidies in public rental housing redevelopment projects in relation to the concept of consumers utilities. To achieve this goal, we first tried to find out the reasons why the housing-leaseholders have given up the public rental housing, and calculated a proper size of floor area which the housing-leaseholders can afford without much burden. The method we used for this research is as follows. Firstly, we theoretically analyzed the relationship between the leaseholders utilities of the rented housing and the income of the leaseholder by means of two composite commodity models and Hicks equivalent variation. Secondly, in order to empirically test the results of theoretical studies, we analyzed the consumers utilities in the public rental housing redevelopment projects executed in Gwanak-Gu, Seoul. As a consequence, compared to the outputs of precedent researches, the leaseholders benefits seem to have a tendency to increase gradually. The less the floor area of the supplied house is, and the more the leaseholders income grows, the householders benefits grow more in public rental housing redevelopment projects. |
