      The government has been tried to expand the supply of National Rental Housing(NRH) for the residential stability of low-income households with the ambitious construction plan of one million units of NRH. However, it has been implemented without sufficient considerations on local demand. Consequently, some projects are experiencing substantial vacancy rates and filling the unoccupied units with the second target groups. In order to adjust the demand of each group, the willingness to pay(WTP) of anticipated residents and the related demand characteristics need to be observed. However, in the case of NRH, we can not observe its market rent because the rent is detennined by the government agency. This makes it difficult to estimate demand on NRH using market information. The purposes of this study are to estimate demand elasticity on price(rent) using PSM(Price Sensitivity Method) and UTP(Unique Target Point), and to analyze determining factors of anticipated applicants" WTP for NRH. The results show that the demand elasticity is about 2.73, and that the respondents are willing to pay more rent as they have a higher school career, a higher income level, and more financial asset. 이창무, 나강열, 황석준, 김영수 국토계획

      In order to expand the supply of National Rental Housing(NRH) in a rushed way, the government has maintained a strong drive to fulfill the designated yearly construction of 100,000 units. As a result, it has been continuously criticized that the supply of NRH failed to reflect differentiated characteristics of local demand on the housing for low income people. This study analyzes differences of demand characteristics by locality, applying multiple regression models. The analysis utilizes NRH tenants data from January 2000 to November 2006. The results show that there exist considerable differences in demand characteristics by locality and that the existing supply of NRH failed to reflect local demand. 이창무, 나강열, 이광민 국토계획

  • 2018년 10월 공공임대주택 유형별 가격효과 분석 - 서울시 장기전세 및 국민임대주택을 중심으로 - Due to the stereotypes that Public Rental Housing could affect negatively in housing prices, local residents often oppose the construction of public rental housing. Meanwhile, the government has recently diversified the types of public rental housing, such as SHIFT(Long-term rental housing) and National rental housing, to embrace the demands of single-person households, young people and newlyweds. In this situation, we have focused on the possibility that public rental housing may have different effects on nearby housing prices depending on the types and characteristics of public rental housing. To analyze the effect of public rental housing supply, we choose the case study sites through serial processes, and applied the Modified Repeat Sales Model with the concept of Difference-In-Difference method. The results show that the supply of public rental housing affects housing price decline and the magnitude of this effect varies by the type of public rental housing. 이창무, 정유선, 한제선 국토계획
