      The Redeveloped apartment complex has segregated the sold apartments and leased apartments. Depending on the result of the segregation, it could possibly weaken the sense of community. Therefore, the purpose of this research is to examine and evaluate the sense of community in the leased apartments according to the site layout characteristic. For the purposes of the research, the redeveloped apartment complexes were divided into ‘segregated complex’ and ‘mixture complex’ and some representatives were chosen by controlling variables associated with sense of community. The results are as follows. First, the ‘mixture complex’ has a psychological boundary from the sold apartments though not having any visual boundary. Second, the emotional familiarity is low and this seems to be because of negative results following the phenomena that the elderly or the disabled live alone. Third, the segregation of the site layout has less influence on the formation of sense of community, whereas the community facilities highly influence the formation of sense of community. 김광복, 남진 국토계획

      The purpose of this study is to analyze the determinant factors of tenants selecting the option of either relocating to the rental housing or the removal expenses in the housing redevelopment area. This study executed a survey of 300 tenants in 5 districts where the development project authorization had been obtained in 342 districts that had specified the housing redevelopment project district at the end of 2004, and did a logistic regression analysis based on the survey. As results of this analysis, the study shows that the determinant variables of the rental housing choice of tenants in the housing redevelopment area are ; housing size, housing type, housing tenure, commuting cost and information on moving plans. From now on, the public rental housing supplied by the housing redevelopment project should be on various scales of which many kinds of tenant"s family structures are reflected, and it is necessary to offer detailed moving plan information. 남진, 황인자 국토계획

      The purpose of this paper is to evaluate an effectiveness of the de-reguration policies, which provide up-zoning and FAR incentives for supplying public-rental housing in the area within 500m from a subway station in redevelopment promotion areas. Especially, this study evaluates the appropriateness of restitution ratio 0.5 of FAR incentives through the cost-benefit analysis and analysis of elasticities from the cases of Buk-a-hyun 2 and Soo-saek 6 redevelopment project This study found that FAR incentives have an economic effects for private developers, and land price is an important factor in the cost-benefit of developers. 이희정, 원종석, 남진 국토계획
