    2018년 10월 공공임대주택 유형 및 복합입지가 주택매매가격에 미치는 영향 비교분석 The purpose of this study is to analyze the impact of public housing including national rental housing, happy house, and Newstay, in addition, this study is to compare the relative impact of their combined location on the nearby housing resale price using Box-Cox model. As a result, it is found that when the national rental housing is adjacent, the negative premium is the highest, and the happy house is also negative but the impact is less than the national rental housing. However, Newstay, which has expanded into the middle class, has a positive premium. In addition, it is found that the combined location has a different effect on the housing price. Typically, the combined effect of the two different type of public housing offset the negative impact of the national rental housing. But if all public housing types are located close to each other, the offset effect disappears. These results show that the effect of the public housing type is differentiated. Moreover, it is also confirmed that the combined location that mixes public housing with diverse classes can be a touchstone to improve the negative perception of the public housing. 서원석, 이다은 국토계획

  • 2018년 10월 공공임대주택 유형별 가격효과 분석 - 서울시 장기전세 및 국민임대주택을 중심으로 - Due to the stereotypes that Public Rental Housing could affect negatively in housing prices, local residents often oppose the construction of public rental housing. Meanwhile, the government has recently diversified the types of public rental housing, such as SHIFT(Long-term rental housing) and National rental housing, to embrace the demands of single-person households, young people and newlyweds. In this situation, we have focused on the possibility that public rental housing may have different effects on nearby housing prices depending on the types and characteristics of public rental housing. To analyze the effect of public rental housing supply, we choose the case study sites through serial processes, and applied the Modified Repeat Sales Model with the concept of Difference-In-Difference method. The results show that the supply of public rental housing affects housing price decline and the magnitude of this effect varies by the type of public rental housing. 이창무, 정유선, 한제선 국토계획

  • 2013년 8월 임대주택 유형별 주거만족도 비교 및 상관성에 관한 연구 The purpose of this study is to analysis the comparison and the correlation of residential satisfactions among the types of rental housing ?permanent rental, middle term rental, short term rental-. The main results are followed. First, the survey on residential satisfactions indicated that satisfactions on the aspect of location and housing complex were high while that of social economy was low. Secondly, the analysis on ranking of the retailed satisfactions showed that 'park and open space', 'residential stability', 'facility condition' and 'housing scale' had big differences of ranking among the types of rental housing. Thirdly, the correlation analysis between comprehensive satisfaction and retailed satisfactions revealed that there was a high correlation among the retailed satisfactions on the aspect of housing in permanent rental, on the aspect of social economy in middle term rental and on the aspect of location in short term rental. Finally, 'residential stability' and 'housing evaluation' in permanent rental, 'rent' and 'housing evaluation' in middle term rental, 'housing evaluation' and 'accessibility' in short term rental were closely related with comprehensive satisfaction of residential environment.   • 2013년 4월 임대주택 유형별 거주자의 주거인식 비교 연구 The purpose of this study is to analyze residential conditions of rental housing in the aspect of residential decision factors and housing satisfaction and compare the characteristics of residential conditions by rental housing types. To perform this study, survey was conducted to resident in short-term rental housing, middle-term rental housing and permanently rental housing. The results were as follows: Firstly, after the analysis on weight of residential decision factor, it was found that the weights of factors in socio-economic condition were high while that of additional facilities and finishing materials were low. And there was difference in weights of factors in locational condition among rental housing types. Secondly, the analysis for housing satisfaction showed that short-term rental housing had high satisfaction in the factors of housing structure and finishing materials, and permanently rental housing had high satisfaction in the factors such as parks & landscape facilities and housing stability as compared with other rental housing. Lastly, after the analysis of classification for housing decision factors, the factors such as maintenance cost, lent and sunshine condition & noise most needed improvement in all rental housing.       Purchase social housing is contributing to ensure living-sphere and stability of housing welfare for the low-income families. And it can prevent social isolation and slumism accompanying collectivization. So purchase social housing is expected to be far higher. Therefore, the purpose of this study is to search how the business of purchase social housing is currently being operated, to survey residential satisfaction and to analyze that residents"s perception could have a certain impact on residential satisfaction. For the purposes of this study, the following can be seen as divided into three process. It contains a householder"s characteristic, rental supplement"s characteristic, residential environment"s characteristic. The results of the study are as follows. This study examined age, income, residence period, rental supplement estimation, facilities and planning evaluation, housing position, social environment on housing interior space aspects. Householders with regular income preferred the public social hosing, while incomeless or older households preferred a rent supplement. Even though the deterioration of public social housing has been progressed relatively, the result of house interior evaluation about dwelling scale, plane structure, and room size turned out to be rather high. Based on these results, lower-income class oriented rental housing policy needs to be in operation to improve their residential environment and quality of life. 최열, 하규양 국토계획

      In the situations more than 40% of households renting living rental house and more than 80% of rental housing family living in rental housing that multi-housing owner supply, it is important to keep stable rental housing stock using change multi-housing owner into leasing businessman of rental housing market.
