  • 2013년 8월 임대주택 유형별 주거만족도 비교 및 상관성에 관한 연구 The purpose of this study is to analysis the comparison and the correlation of residential satisfactions among the types of rental housing ?permanent rental, middle term rental, short term rental-. The main results are followed. First, the survey on residential satisfactions indicated that satisfactions on the aspect of location and housing complex were high while that of social economy was low. Secondly, the analysis on ranking of the retailed satisfactions showed that 'park and open space', 'residential stability', 'facility condition' and 'housing scale' had big differences of ranking among the types of rental housing. Thirdly, the correlation analysis between comprehensive satisfaction and retailed satisfactions revealed that there was a high correlation among the retailed satisfactions on the aspect of housing in permanent rental, on the aspect of social economy in middle term rental and on the aspect of location in short term rental. Finally, 'residential stability' and 'housing evaluation' in permanent rental, 'rent' and 'housing evaluation' in middle term rental, 'housing evaluation' and 'accessibility' in short term rental were closely related with comprehensive satisfaction of residential environment.   • 2013년 4월 임대주택 유형별 거주자의 주거인식 비교 연구 The purpose of this study is to analyze residential conditions of rental housing in the aspect of residential decision factors and housing satisfaction and compare the characteristics of residential conditions by rental housing types. To perform this study, survey was conducted to resident in short-term rental housing, middle-term rental housing and permanently rental housing. The results were as follows: Firstly, after the analysis on weight of residential decision factor, it was found that the weights of factors in socio-economic condition were high while that of additional facilities and finishing materials were low. And there was difference in weights of factors in locational condition among rental housing types. Secondly, the analysis for housing satisfaction showed that short-term rental housing had high satisfaction in the factors of housing structure and finishing materials, and permanently rental housing had high satisfaction in the factors such as parks & landscape facilities and housing stability as compared with other rental housing. Lastly, after the analysis of classification for housing decision factors, the factors such as maintenance cost, lent and sunshine condition & noise most needed improvement in all rental housing.       Purchase social housing is contributing to ensure living-sphere and stability of housing welfare for the low-income families. And it can prevent social isolation and slumism accompanying collectivization. So purchase social housing is expected to be far higher. Therefore, the purpose of this study is to search how the business of purchase social housing is currently being operated, to survey residential satisfaction and to analyze that residents"s perception could have a certain impact on residential satisfaction. For the purposes of this study, the following can be seen as divided into three process. It contains a householder"s characteristic, rental supplement"s characteristic, residential environment"s characteristic. The results of the study are as follows. This study examined age, income, residence period, rental supplement estimation, facilities and planning evaluation, housing position, social environment on housing interior space aspects. Householders with regular income preferred the public social hosing, while incomeless or older households preferred a rent supplement. Even though the deterioration of public social housing has been progressed relatively, the result of house interior evaluation about dwelling scale, plane structure, and room size turned out to be rather high. Based on these results, lower-income class oriented rental housing policy needs to be in operation to improve their residential environment and quality of life. 최열, 하규양 국토계획

      In the situations more than 40% of households renting living rental house and more than 80% of rental housing family living in rental housing that multi-housing owner supply, it is important to keep stable rental housing stock using change multi-housing owner into leasing businessman of rental housing market. This study set the rental housing business revenue base on structural profit model and analyzed the influence of each factor in the model. In leasing revenue results expected rental rate more than the sale price inflation was found to affect.       The purpose of this paper is to evaluate an effectiveness of the de-reguration policies, which provide up-zoning and FAR incentives for supplying public-rental housing in the area within 500m from a subway station in redevelopment promotion areas. Especially, this study evaluates the appropriateness of restitution ratio 0.5 of FAR incentives through the cost-benefit analysis and analysis of elasticities from the cases of Buk-a-hyun 2 and Soo-saek 6 redevelopment project This study found that FAR incentives have an economic effects for private developers, and land price is an important factor in the cost-benefit of developers. 이희정, 원종석, 남진 국토계획

      This paper compares the residental satisfaction of the public rental housing for the lowest-income households by using Structural Equation Modeling(SEM) - the one is "National Rental Housing(hereafter NRH)" and the other is "Multi-family Rental Housing(hearafter MFH)". The former is constructed in the form of APT on the suburban area and the latter is purchased in multi-family house on the urban area. In terms of factor structure of residential satisfaction, there is a meaningful distinction between "NRH" and "MPH". While the "NRH" seems to be more satisfactory in the physical aspect, the "MPH" is more acceptable in the economical point due to low rent. Locational effect, which is expected in the "MPH", is not statistically significant because it is already internalized in that most of the tenants have been living at the same district area. For the success of "MPH" program, it is needed to improve quality of physical character of housing. It is important that the "MPH" is more satisfactory in the social relationship rather than "NRH" concentrated in a place. It is, therefore, suggested that the "NRH" program should also be interested in the renters" community activity to increase the favorite neighborhood spirit. 권대철, 고진수 국토계획

      This study aims to find out lessons for public housing and management policies in Korea by analyzing the regeneration cases and policies in France. At first, this study did a survey that executed literature history. It involves public housing developments, regeneration and housing welfare policies in France. Then, the five regenerated cases were represented to be selected in lie de France. Site investigation and expert interview surveys were executed in France 2004. The experts consisted of about 10 public service personnel and qualified architects. The regeneration of public housing complexes in France contributes toward reduction of social and economical regional differences with "performing urban regeneration operations and social welfare programs. For the constructions, it is executed through collaboration with public housing organizations, the government and local governments. It is institutionalized for resident"s participation in the process. In the planning and design aspect, they are characterized by activation of surrounding streets through mixed-use development. Semi private gardens are designed for security, privacy, maintenance and management aspects. And lastly, Based on the cases+and policies in France, Korean policies and regulations are suggested in this research. 장한두, 제해성 국토계획
